WHAT DO THE NUMBERS LOOK LIKE?

After hearing what your goals are, we will look at your home and run some numbers for you. We will prepare a comparative market analysis (CMA) which compiles comparable homes that have sold nearby. We then combine the CMA with our experience and knowledge of the local market to determine a recommended selling price.

Buyers want a well maintained and cared for home and will typically pay more for it. We help you identify any improvements you should make to your home to attract more buyers and bring the most money. Once your maintenance items are complete, we will work with you to stage your home to emphasize its best features and show off the space.

GET NOTICED!

When your home is ready, we hire professional photographers to capture the beauty of your home and make it stand out above the others on the market! We then increase the exposure of your home by putting it on the MLS, granting access to all major real estate websites. Our pool of active buyers will receive an email with your home’s amazing attributes, and we will feature your home in strategically targeted marketing campaigns. With your permission, we will also generate buzz by hosting scheduled open houses.

YOU’VE GOT AN OFFER - SHOULD YOU ACCEPT IT?

You’ve received an offer from a buyer to purchase your home! YAY! Let’s review the fine print and make sure you agree with the details. We will negotiate and advocate for the outcome that benefits you the most. The most important thing to us is that the offer is acceptable to you and matches your priorities.

GETTING CLOSER.

After you accept the buyer’s offer, they will do a home inspection. They might ask you to complete repairs the inspector highlights. We negotiate on your behalf to ensure any repair requests follow the letter of the contract and are of benefit to you. If the buyer is using financing to purchase your house, their lender will also ask to see your home for an appraisal.

PREPARE TO MOVE AND CLOSE.

While the home selling process has been going on, you have been getting your home prepped and ready to move to your next home by packing boxes, calling the movers and submitting a change of address. Then, when closing day comes, we will meet with you to sign a few documents and then it’s on to your new home!
